Winterizing your mountain roof: the October checklist

Mountain home roof with first dusting of snow, ladder against the eave, autumn aspens

There's a date every mountain homeowner knows: the one after which the roof is unreachable until April. Everything that matters for your roof's winter happens before that date. Once the pack lands, you're a spectator.

Start with water paths: valleys and gutters cleared of needle load, downspouts actually flowing (run a hose), and discharge pointed away from walkways where refreeze becomes a liability. A clogged gutter in winter is an ice tray bolted to your fascia, and the ice dam it seeds will work under the shingles above it.

Then the attic, because ice dams are born inside: insulation coverage even and complete (especially at the eaves, where wind-washed or compressed insulation creates the warm strip that starts the melt), soffit vents clear on the inside, and bathroom fans confirmed to duct outside, not into the attic, where a winter's worth of shower moisture becomes frost on the sheathing and 'mystery leaks' in the thaw.

Up top, while access is easy: sealant and flashing joints inspected after a summer of UV and thermal cycling, any lifted or creased shingles from fall windstorms re-secured, heat cable tested before it's needed, and overhanging branches cut back; snow-loaded limbs are the number-one source of winter punctures on wooded lots.

If you do one thing, make it a fall inspection with photos. It catches the failures while they're repairable, and it timestamps your roof's condition going into the season, which makes anything winter does to it far easier to document and claim in the spring. Ours is free, and October is exactly what it's for.
