Repair or replace? The honest math for mountain roofs

Split view of a roof repair in progress and a full replacement tear-off on mountain homes

Every roofing conversation eventually arrives at the same fork: fix what's there, or start over. The wrong answer in either direction is expensive. A patch on a roof that's structurally done throws money at a failing system, and a full replacement of a roof with fifteen good years left is the most expensive repair you'll ever buy.

The math starts with age. An asphalt roof at Colorado elevation realistically delivers 15–20 years, not the 30 on the wrapper; UV intensity and freeze–thaw cycling see to that. A roof under ten years old with localized damage is almost always a repair candidate. A roof past fifteen with widespread wear usually isn't worth patching, because every repair is buying months on a system that's already in its exit window.

Extent is the second variable. One damaged slope from a falling branch is a repair. Bruising across every plane after a hail event is not: hail doesn't hit one shingle. The honest tell is whether the damage is an event or a condition: events get repaired, conditions get replaced.

Matching matters more than people expect. Shingle lines get discontinued constantly, and a repair that can't reasonably match your existing roof creates a patchwork that hurts resale and can complicate future storm claims. When no reasonable match exists, that fact belongs in the conversation, and in Colorado it can also be a factor in how your carrier evaluates storm damage.

Our Assessment Report™ puts all of this in writing: age, condition by slope, repairability, and a straight recommendation. If the answer is 'a $600 flashing repair and see you in five years,' that's what the report says. We'd rather earn the replacement when it's actually time.
