Mountain roofs don't fail suddenly; they fail quietly, and then suddenly. The needle-clogged valley holds a wet mat against the shingles all fall, the trapped moisture freezes in November, and by spring there's a soft spot in the deck. Nearly everything we tear off and replace ahead of schedule died of deferred maintenance, not weather.
Fall is the season that matters most in the foothills. Ponderosa and lodgepole drop needle loads that thread into valleys, pack behind chimneys, and fill gutters into something resembling potting soil. Everything that holds moisture against the roof needs to come off before the first hard freeze: valleys blown clear, gutters and downspouts flowing, and branches trimmed back from the roofline before snow loads them into it.
Winter is for watching, not climbing. Icicles at the eaves and ice buildup behind them are your roof telling you the attic is warm, an early warning worth acting on (see our ice dam guide). After any major wind event, walk the property: shingle pieces or granule piles on the snow mean something above needs attention, and a February repair is dramatically cheaper than a March interior.
Spring is inspection season. Freeze–thaw has been working on every sealant and flashing joint for five months, and the snow that hid the roof is finally gone. Check ceilings and attic sheathing for staining while spring runoff is active. This is also when hail season opens. A baseline photo of your roof's condition each spring makes any future storm claim dramatically cleaner to document.
Summer is for the fixes: sealant and flashing touch-ups, gutter repairs, ventilation corrections. Everything found in spring gets done in dry weather before the next cycle. An annual professional check pays for itself many times over; ours is free and produces a written report. Fifteen minutes of your attention per season, one professional look per year, and mountain roofs reliably reach the far end of their design life instead of the near end.
