Metal roofing at elevation: what ski country knows

Standing seam metal roof on a mountain chalet shedding snow, Tenmile Range behind

Drive through Breckenridge or Vail and count the roofs: standing-seam metal everywhere. That's engineering consensus, not fashion. Above 9,000 feet, metal solves three problems at once that asphalt can only manage: it sheds snow instead of carrying it, it doesn't care about freeze–thaw cycling, and it shrugs off the UV that ages asphalt twice as fast at elevation.

The system that matters is standing seam: continuous vertical panels with concealed fasteners, where the seams stand proud of the panel and the metal can expand and contract freely. Exposed-fastener panels (the barn-style product) cost half as much and are the wrong answer on a home: several thousand gasketed screws, each one a future leak as gaskets age in the freeze–thaw cycle.

Snow behavior is the part flatlanders miss. A metal roof sheds its snow load suddenly and completely, which is exactly what you want structurally and exactly what you don't want above a doorway, a deck, or a gas meter. On a mountain metal roof, engineered snow retention is part of the design, not an accessory: sized to the roof plane and the snow load, holding the pack so it melts in place instead of avalanching.

Fire is the quiet argument. Metal is Class A fire-rated and non-combustible, and in the foothills' wildfire-conscious insurance market that increasingly matters for both premiums and insurability. Paired with ember-resistant venting, a metal system is the most fire-resilient roof you can put on a wooded lot.

Cost: expect roughly 2.5–3× a quality asphalt install. The math works over time: a 60-year system against three asphalt cycles, plus hail performance that avoids the claim carousel entirely (cosmetic denting rarely compromises a standing-seam roof's function). On a forever home or a high-country property, metal is usually the value play despite the sticker. Below about 8,000 feet on a 15-year horizon, Class 4 asphalt often wins. We'll run both numbers for your actual roof.
